- Intracoastal Team Support - We will present your house to Intracoastal agents and share with you their remarks and recommendations. Then you will have the benefit of Wilmington's Market Leader working to sell your property.
- Custom Data Flyers - We will work with Intracoastal's graphic artist to custom design your color information flyers. These will be available at your house for prospective buyers.
- Broker Promotion - We will promote your home to the Wilmington Realtors who are active in your area and/or your price range.
- Showing Strategies - Your home will always be "on the market" because Intracoastal's appointment staff works seven days a week scheduling appointments for our listings. After office hours? Our cellular numbers are available in MLS to agents from other companies who wish to schedule a showing. And, we understand that it's not a lot of fun to have your house on the market - most people don't enjoy living in perpetual tidiness! We will structure your showing instructions in an effort to respect your needs.
- Weekly Marketing Reports - Each week you will receive a written report which outlines our marketing efforts, which lists all showings of your house, and which gives you the feedback from the agents who showed it. These reports will also keep you up to date on market changes.
- Review of Offers - Together Martie or Angie will review with you each offer to purchase, evaluating its strengths and weaknesses. Then we will be negotiating for you to protect your best interests.
- Closing Process Support - We will provide you with our Closing Checklist which we will update each week - again, in writing. You will know that both you and the buyer are moving forward and on schedule. Our job is to foresee potential complications so that they can be avoided and so that you can sleep at night!
- Home Inspection Backup - With the buyer’s permission, Martie or Angie will be present at the conclusion of the buyer's home inspection to hear the inspector's report first hand and see the items that he has identified. This enables us to intelligently review the report with you and assist you in negotiating repairs. We can also meet with repairmen and clearly show them what the inspector has found. We are knowledgeable about construction and repairs after years of assisting sellers and buyers with this process (and after owning both new and historic homes!).
- Review of Closing Documents - Martie or Angie will review the settlement statement together to ensure that it is accurate and that you understand it fully.
- Service After The Sale - We will remain in contact with you after the closing to follow up on any remaining details or needs. We'll remain your Best Friends in Real Estate, but no, we don't pack boxes!
