How does Buyer Agency work in North Carolina? Since 1995, all Realtors in North Carolina are automatically representing the seller - and working for the seller's best interests - until a buyer elects to have representation from a buyer's agent. When Martie and Angie work with buyers, we work only as a Buyer's Agent for several reasons:

Our first loyalty is then to the buyer.

We can share our honest opinions. As a representative of the seller, an agent must relay material facts about a property but cannot give opinions that would be at all negative.

We will then be working as the buyer's advocate - evaluating properties, writing an offer, negotiating an offer, attending inspections and negotiating needed repairs.

The buyer can feel assured that all information pertaining to the buyer will be confidential.
How does Buyer Agency work with Martie Rice and Angie Pool? We will be delighted to discuss agency with you prior to our first meeting, if you wish. The most important things to remember are these:

There is no fee. This policy varies from company to company, but agents at Intracoastal Realty charge no fee for this service.

The agreement can be ended at any time. Even though the agreement contains beginning and ending dates, we add a clause to our documents that states that the agreement may be ended at any time.
What is Martie’s and Angie’s guarantee to you? The services stated below are part of the services we agree to do for all our buyers.
If you are dissatisfied with us or feel that we are not performing these services, you may certainly end our agreement!

Buyer Counseling Session - We will discuss your needs, goals, and the plan to search for your property. You will find that WE LISTEN!

Buyer Agency Alternatives - it is important for you to fully understand Agency alternatives.

Buyer Handbook provides you with this thorough "road map" to the home-buying process.

Financing Pre-Qualification - we can arrange a pre-approval appointment with a reputable lender to identify your range of affordability - or we can recommend several mortgage brokers for you to "shop" and compare.

Instant Listings Search - your property search criteria into our Multiple Listing Service. We can then present you with properties as they debut.

Property Showing - We will show you properties that meet the criteria you have selected. And, again, we will LISTEN to your responses.

Property Evaluation - Together we will discuss the positive and negative features of a property that may affect its value and future resale. We will provide you with a summary of market conditions in the neighborhoods that interest you (current listings and past year's sales) as well as the sales history of a particular home.

Review of Seller's Property Disclosures - You can choose to accept or specify the remedy for each fault disclosed.

Mortgage and Appraisal Contingencies - We will explain to you what these mean.

Inspection Contingencies - These are part of the North Carolina Offer to Purchase and Contract, and we will review these thoroughly with you - they vary from state-to-state!

Home Warranty - We will explain to you the option of a home warranty plan to reduce your risk of repair when purchasing a property.

Estimate of Funds Required - provides a preliminary estimate of closing costs and down payment requirement anticipated in the transaction.

Negotiation Strategy - Martie or Angie will prepare a negotiating strategy for the property that you have selected; this includes a written Competitive Market Analysis and advice on your initial offering price and terms.

Offer Preparation - - a written offer on the property that you choose to purchase (with terms approved by you).

Offer Presentation - We will endeavor to present your offer directly to the seller (in the presence of the listing Realtor).

Closing Checklist - provides you with an itemized list of the steps in the closing process as well as a list of recommended service providers (inspectors, attorneys, insurance agents). Note: in North Carolina, closings are handled by real estate attorneys, not by escrow or title companies.

Building and Termite Inspections - We recommend that you obtain professional building and termite inspections, and we will be happy to share our recommendations on whom to call - they are not all the same!

Review of Inspections - We will attend the home inspection as your representative, review the report with the home inspector, and assist you in evaluating the reports and other documents pertaining to the condition of the property.

Building and Termite Inspection Remedies - We will work with you to prepare the written Repair Request and Agreement after your review of the building and termite inspection reports.

Closing The Sale - We will monitor and keep you informed during the closing process, including the satisfaction of all contingencies and conditions during the entire transaction. You will receive regular updates of your Closing Checklist so that there are no last-minute "scrambles"!

Review of Settlement Statement - We will obtain the preliminary settlement statement (usually the day before closing) and review this with you.

Walk-Through - We will accompany you on a thorough walk-through of the property before closing, and we will assist you in dealing with any problems that may be discovered during the walk-through.

After - Sale Service - Martie or Angie will contact you after the closing to follow up on any remaining details or service needs. Even though the sale has closed, we’re still your Realtor and still available for questions and assistance!

Service Satisfaction Survey - provides you with a confidential opportunity to give an evaluation of our services.
